Outline plans approved for 105 new homes and village facilities in Sellindge

Outline Planning Approved

Charles & Associates (C&A) are pleased to announce that Folkestone & Hythe District Council has granted outline planning approval for the Elm Tree Park mixed-use development in Sellindge, Kent.

C&A provided masterplanning input and prepared the Transport Assessment on behalf of Quinn Estates for the proposed mixed-use scheme of 105 new homes. The development includes 23 affordable units and 24 self/custom-build plots, alongside space for healthcare, a convenience store and provision of land for future school expansion.

The site is situated in a sustainable location, with residents able to access a range of local amenities in Sellindge already by foot. The introduction of new community facilities will further strengthen the village’s role as a designated Rural Centre, aligning with the Folkestone & Hythe Core Strategy and supporting the area’s long-term growth.

C&A have engaged with KCC Highways to agree safe and suitable access to the development, including principal access from the A20 Ashford Road and a secondary emergency access from Moorstock Lane. The scheme also allows for pick-up and drop-off facilities for Sellindge Primary School, improving safety and reducing congestion during peak times.
