Outline Application Approval

C&A is pleased to confirm that outline planning approval has been granted for the Stone Cross development in Sandwich, Kent. The scheme, located on land adjacent to Sandwich Technology School, represents a carefully balanced proposal that supports housing delivery, education expansion and specialist care provision.

C&A was commissioned by Hume Planning to prepare a Transport Assessment and Flood Risk Assessment in support of the outline planning application. The outline proposal seeks consent for a mixed-use development of up to 45 market and affordable residential dwellings alongside a 66-bed care home, with associated access, parking and landscaping. In addition, the scheme includes the transfer of approximately 0.8 hectares of land to Sandwich Technology School to facilitate future expansion, with a further 0.8 hectares allocated specifically for the proposed care home facility.

As part of the application, C&A produced a comprehensive Flood Risk Assessment to demonstrate that flooding, surface water and foul drainage considerations would not constrain the development of the site. The assessment confirmed that the proposals would not have any adverse impact on existing public foul or surface water drainage systems, watercourses or groundwater sources.

C&A’s Transport Assessment was based on a robust analysis of anticipated vehicle trips associated with the proposed uses. The assessment concluded that the development would not result in a severe impact on the local highway network. The site benefits from good accessibility to local amenities and public transport, supporting sustainable travel choices for future residents, staff and visitors.

The approval of the outline application marks a key milestone for the Stone Cross scheme, enabling the project to progress to its next stages while delivering clear benefits for the local community.
