Charles & Associates (C&A) were pleased to provide a Transport Assessment and Flood Risk and Drainage Report on behalf of Aviary Developments to support a full planning application. The private residential development consists of 10 detached homes at Birkett Hall Gardens, Woodham Ferrers, Essex.
The proposal seeks to redevelop a former equestrian brownfield site into a high-quality scheme of ten private homes arranged around a shared access driveway, set back from the main road and adjoining open countryside.
C&A’s Transport Assessment confirmed that safe and suitable access can be achieved for all users, addressing initial concerns raised by Essex County Council regarding site access. The proposed parking and access arrangements reflects the principles of the National Design Guide and National Model Design Code.
The assessment confirmed that the redevelopment would generate fewer vehicle trips than the previous equestrian use, meaning the scheme would have no perceptible impact on the local highway network.
To support sustainable travel, the development will also include the introduction of an uncontrolled pedestrian crossing to the south of the site access, providing future residents with a safe and convenient walking route to local amenities in Woodham Ferrers.
